Lux Haven Collection · New Jersey is Angela Becerra's real estate practice with Prominent Properties Sotheby's International Realty. We built a bilingual, search-first website — 48 pages in English and 48 in Spanish — that turns local knowledge into the thing buyers and sellers find first: town guides, a magazine-style Journal, current listings, and a clear path from first question to first showing.
The Brief
The Lux Haven Collection name already stood for Colombian estates presented to international buyers. New Jersey asked for something different: a local practice serving families, first-time buyers, and move-up sellers in Rahway and Union County, with a secondary luxury focus on Bergen County's Gold Coast.
The site had to carry the Collection's polish while speaking to a practical, local audience — and it had to serve that audience fully in English and in Spanish, with Spanish-speaking first-time buyers as a named priority rather than an afterthought.
- Audience: buyers and sellers across Union, Middlesex, and Bergen counties
- Languages: English and Spanish, with a dedicated first-time-buyer path in each
- Non-negotiable: brokerage compliance and accurate, sourced local facts
The Challenge
Local real estate search is dominated by national portals with more listings, more pages, and more budget than any individual agent. An agent's own site wins only one way: by being more useful about a specific place than a portal can be — and by being fast, trustworthy, and easy to act on from a phone.
It also had to work inside the brokerage's rules: clear Prominent Properties Sotheby's International Realty attribution, honest listing presentation that links back to the official record, and a pre-approval path that leaves buyers free to choose their own lender. And every figure — taxes, transfer fees, attorney-review windows — had to be right, because one wrong number costs more trust than a hundred right ones earn.
Our Approach
We built a custom static generator rather than starting from a template. Town facts, listings, and articles live as data; the design is defined once and applied everywhere; and the Spanish site is rendered from the same source as the English, so the two can never drift apart.
The identity stays in the Lux Haven Collection family — midnight navy, ivory, and antique gold, set in Cormorant Garamond and Jost — but opens into lighter, paper-toned reading pages made for long-form local content. It is recognizably the same house as the Colombian site, dressed for a different market.
Search was designed in from the first page: localized titles and descriptions, hreflang pairing on every English and Spanish page, structured data for the agent, articles, FAQs, and breadcrumbs, an XML sitemap, and instant indexing through IndexNow. Content was fact-checked before publication, with sources listed on the town guides.
What We Built
A 96-page bilingual site built to answer the questions buyers and sellers actually ask — about a town, a tax, or the next step — and to turn each answer into a conversation.
- 96 pages: 48 in English and 48 in Spanish, each paired with its translation
- 26 town guides across Union, Middlesex, and Bergen counties — from Rahway, Cranford, and Westfield to Edgewater, Tenafly, and Alpine
- The Journal (El Diario in Spanish): 12 articles, including five county guides and an illustrated map of New Jersey's counties
- A homes-for-sale page of current Prominent Properties Sotheby's International Realty listings, each linking to its official listing
- A mortgage calculator and pre-approval path, a free home-valuation request for sellers, and showing requests from across the site
- Mobile-first call and text actions, with analytics events on every call, text, email, and enquiry
Why It Works
It earns attention the way a good local agent does — by knowing the place. Portals list houses; this site explains towns, taxes, and the process, in the reader's own language, then puts the next step one tap away.
The architecture serves the business, too. Because content lives as data and both languages come from one source, the site can grow town by town and article by article without the Spanish ever falling behind the English — and without a single page drifting off-brand.
A national portal can list every house. Only a local expert can explain the town — and now that expertise speaks two languages, on every page.
